ROCHELLE — The Rochelle Planning and Zoning Commission voted 5-0 Monday evening to recommend for City Council to approve the rezoning of two properties.
Hub City Development LLC, owner of a 48-acre parcel located at 300 Steward Road, petitioned the commission for a zoning change from I-1 Light Industry to B-2 Commercial Highway.
Kip Countryman, Building Inspector, said when the city entered into an annexation agreement with Hub City Development, LLC in 2010, there had been no development at the time. Love’s Travel Stop has since purchased the adjacent property and intends to begin construction in the coming months.
“B-2 Commercial Highway Zoning is consistent with the comprehensive plan and creates a better market for a project compatible with the Love’s Travel Stop, which is adjacent to the west,” Countryman said.
Teresa Petry, owner of property located at 501 W. Sixth Avenue submitted an application for a zoning change from RO Residential Office to B-1 Commercial Central Business. The bi-level office building was constructed in 1967 and although had been zoned for residential office the building does not meet the residential requirements found in the City Building Code.
Petry intends to open an art studio and retail store in one third of the building and would like to keep the current businesses there as well. The change, if approved ultimately by City Council, will allow a zero set back requirement, allowing for expansion of the footprint of the building.
A public hearing for both of the petitions was conducted before the commissioners placed their vote.
The matter will now be sent to City Council for a vote.
